After a fire and flooding left a Mesa apartment building uninhabitable, we led its full restoration — and used the rebuild to grow the building from 24 to 28 units by reworking the unit mix to include convertible studios.

The fire tore through the building's upper floor and roof, leaving charred and broken framing along the stair tower and balconies. Water followed, standing inches deep across the units below. The building had to be taken back to its bones: finishes, drywall, and damaged framing were removed until only sound structure remained.

With every wall open, an unfortunate situation became an opportunity. Rather than simply putting the old floor plans back, we re-planned the interior. Twelve convertible studios were introduced alongside twelve two-bedroom and four one-bedroom units, raising the count from 24 to 28 homes within the same building and giving the owner more rentable units than before the fire.

Rebuild

New framing for the re-planned units, then a new building envelope — continuous rigid insulation wrapped the exterior before new stucco, windows, and balconies went on.

The restored building returns to the street with a two-tone stucco finish, arched stair entries, and rebuilt balconies — and four more homes than it had before.

Inside, the units were rebuilt with white flat-panel cabinetry, granite countertops, a full stainless appliance package, and durable wood-look plank flooring — a clean, low-maintenance finish palette suited to long-term rental use.
